A: Almost never. The 3% in the agreement is just to protect us legally — it’s nearly always paid by the seller as part of the deal.



Q2: What happens if I go to an open house or click on a Zillow listing?

A: Just let them know: “I’m working with Charles O’Rourke from RE/MAX First Class.” That’s it. I’ll take it from there.



Q3: Can I cancel this agreement if I change my mind?

A: 100%. It’s a day-to-day agreement. If I’m not your guy, you’re free to walk. No hard feelings — just let me know.



Q4: What if the seller isn’t offering a full commission?

A: I’ll always negotiate to get what’s fair in the contract. If we have to get creative, I’ll find a way. I’ll never let commission block you from buying your dream home.



Q5: Why do you recommend your attorney and title company?

A: They’re battle-tested. Fast, communicative, and on your side. It also allows me to waive any upfront retainer — I know the deal will be tight.



Q6: Do I need to use your mortgage rep too?

A: Nope. But I do recommend working with someone responsive, local, and trusted. If you already have someone, great — if not, I can introduce you to a few winners.



Q7: What if I find a FSBO or off-market deal?

A: Great — send it to me. I’ll contact the seller, vet the property, and represent you just the same.



Q8: Can I buy new construction with you?

A: Absolutely — and you should. Builders often hope you’ll walk in unrepresented. With me by your side, you’ll avoid traps and get the best terms.



Q9: What’s the deal with the charity donations you make?

A: Every closing I do results in a donation — in your name — to Tunnel to Towers or St. Jude’s. You choose. It’s part of the “Mission Over Commission” mentality I run on.
